BUYING A HOME IS A BIG DECISION AND IT TAKES LOTS OF PREPARATION. WHEN HIRING ME, I’LL WALK YOU THROUGH THE STEP BY STEP PROCESS TO CREATE A SEAMLESS EXPERIENCE TAILORED PERFECTLY TO YOU. 

Here is a general overview of what to expect when buying.

Of course, each situation is different. I hope to make some of the complex steps more understandable and the overwhelming less intimidating. With a promise to have some laughs along the way.


01 Get Pre-Approved

The first stage in buying a house is to find out what your purchasing power is. You’ll want to meet with a mortgage broker to determine what you can afford based on your down payment and finances. They’ll be able to pre-approve you for a certain lending value so that you hit the market knowing exactly what you can afford. Don’t have one? I do. Please get in touch.


02 Let’s Meet

Now that you’ve got your finances in order, it’s time to meet. I’ll walk you through the process of buying and what to expect at each stage. I’ll listen to your needs, your goals, your budget and find out what will make you fall in love with a space.

As your real estate partner, I’ll be your biggest ally and part of your team to help you make the right decision. I’ll always have your best interests at heart. Your happiness is greater than the sale any day and, all day.


03 tour homes

By now, we know your desired neighbourhood(s), type of property you’re looking for and your price range. This takes us to the part I like the best - The search.

I’ll update you frequently about what’s on the market that fits your criteria. And together, we’ll view houses that appear to be a good match. Weeding out the maybe’s & no’s will help lead us to your perfect one.


04 make an offer

We’ve found the place, now it’s time to make an offer. This is where my expertise comes in. It’s entirely up to the seller to accept, reject or counter. With my help, we’ll present and negotiate a strong bid that can get you one step closer to your dreams.


05 ACCEPTANCE

The best words to hear at this stage is - “Your offer has been accepted”. It’s time to book your home inspection, finalize your financing, meet with your lawyer & finally, remove your subjects.

Market depending, this can take anywhere from 3 - 7 business days.


06 completion date

Congratulations! Yay, you’re a new home owner. This officially marks the close of the transaction. All funds are transferred and ownership shifts on title from the seller to you.


07 POSSESSION date

This is the big day. Call the trucks, grab the keys - It’s time to move in. The house you just purchased is finally yours. Welcome home.
