While these are general steps in the selling process, each situation is vastly different.
My strength lies in highlighting and celebrating your home’s individual characteristics. I’ll market it to a targeted group of potential purchasers, finding the one who will value your house just as much as you do… or even a little more.
01 PREPARE YOUR FINANCES
If you have a mortgage on your house, don’t worry. A good place to begin is to start with a conversation with your mortgage broker. They’ll provide you with the best course of financial action to begin your sale.
02 let’s meet
Once you understand your finances, let’s grab a coffee and talk.
I’ll want to understand all of the details of your house, your lot, your price expectations and what’s driving you to sell.
03 pricing it right
Don’t get tricked by anyone who can promise you the highest asking price. Let’s price your house to sell. Setting a fair price based on the current market will attract more qualified buyers and grab attention. Hands down, the right number will equal a more successful sale.
04 listing agreement
If you’re happy with where we’re at, it’s that time to sign a listing agreement. This is like a temporary marriage certificate in real estate terms. It’s when our partnership officially begins.
The listing agreement allows me to represent you as a client in your sale. All confidential info will always stay between us but I’m able to post your property on MLS (the Multiple Listing Services) for everyone to see.
05 Spread the word
Time to market your house. And luckily this is what I do best.
I’ll propose a bespoke, digital-first strategy that gets your listing seen by the right people at the right time. My game plan is holistic with a creative, results-driven focus.
Our marketing begins the moment we post on MLS with a mix of social, online media and traditional promotional efforts to get the word out. We’ll also decide on any key details like small repairs, organization and home staging that may result in bigger rewards.
06 showings
This stage takes a little patience and attention to detail. But it will all be worth it in the end. It’s here where we put your home’s best features on display. Neat and tidy, yes please.
I’ll arrange showings to qualified buyers who show a genuine interest in your property. Every house for sale gains wide attention. We’ll do our best to eliminate unnecessary traffic and those curious neighbours who just want to stop by for a quick peek.
07 sale
The goal is to get a number of strong offers on the table for you to review. Together we’ll look at each proposal in detail and find the one that best suits your needs. The final decision is yours to make but I’ll be by your side to help guide you every step of the way.
An accepted offer means it’s almost time to celebrate. Your lawyer and I will walk you through the paperwork and legal bits needed to close and finalize your sale.
08 CLOSING, COMPLETION, POSSESSION
Congratulations! You did it. You sold your house.
You’ll receive the funds, transfer title of the property & hand over the keys to your buyer. [Insert happy dance] You’re passing on a space where their story begins.
